Gross yield
The annual net cold rent in relation to the purchase price, in per cent.
It is a quick figure for earning power, without costs and without vacancy. Because running costs and vacancy are missing, the real yield usually turns out lower. Gross yield suits a first comparison, not the final decision.

Is gross yield enough for the purchase decision?
No. It leaves out costs and vacancy, for the decision the return on equity or total return matters more.
