Break-even rent
The net cold rent from which the property carries itself, that is, just covers running costs and the full loan instalment.
Above it the property throws off a surplus every month. Below it, you have to add money every month so that loan and costs stay covered. Break-even rent shows the threshold, not the rent actually achievable on the market.

Common questions about it
What happens if the actual rent is below the break-even rent?
Then the rent does not cover the loan and costs, you have to add money every month.
