Conservative value

When buying, the market value less a fixed safety margin of ten per cent.

Scan my Home shows this figure as the recommended upper limit for your negotiation, so you never bid too much. For a rent there is no deduction, there the local comparable rent itself is what counts. The conservative value is not a forecast of the sale price, it is a fixed negotiation ceiling.

Common questions about it

Why is the conservative value lower than the market value?

Because a fixed safety margin of ten per cent is deducted. That way you never bid more than the property is safely worth.

Does the margin also apply to rent?

No. For rent the local comparable rent itself counts, a margin would make no sense there.
