Development plan (Bebauungsplan)
The binding municipal plan that sets out what may be built on a plot.
It governs things like height, building style and how much of the plot may be built on. That decides whether an extension, an extra storey or a second house is possible. Ongoing procedures can soon change what is allowed, also on the neighbouring plot.
Where it appears in the report
The development plan appears in the report in the Location chapter, with plan number and ongoing procedures, where the municipality provides it digitally. Look at the sample report →
Common questions about it
How does a development plan differ from zoning?
Zoning sets the use, such as a residential area. The development plan then governs in detail how and how high you may build there.
