Flood risk

The risk that a plot will be flooded, as the authorities designate it in official hazard maps.

The maps usually distinguish areas with frequent, medium and rare flooding. If a property lies in such an area, building conditions often apply, and insurance becomes more expensive or harder to get. That does not make it unsellable, but the buyer should know before signing.

Common questions about it

Can I get insurance in a flood area?

Usually yes, but often at a higher price and with conditions. In high-risk locations, insurers may also refuse flood cover.
