Renovation backlog
Postponed maintenance on roof, windows, heating or pipes that a buyer has to catch up on and pay for after the purchase.
Listings rarely mention it, but the price almost always reflects it. It shows in an old construction year without renewed heating or windows and in a poor energy rating. Anyone who puts a figure on it before buying has a documented argument when negotiating.

Common questions about it
How can I spot a renovation backlog before a viewing?
From the construction year, the energy rating and the details on heating and windows. If an old house shows no renewals, catching up is likely.
