Reserve fund (Rücklage)

The money an owners' association saves for future repairs and renovations of the common building.

Each owner pays in monthly, and on sale the money stays with the building. A low reserve before a major renovation often means a special levy for the buyer. That is why the reserve balance belongs to the documents to check before buying.

Where it appears in the report

The reserve fund appears in the Yield chapter as a running cost; without documents, the report lists the reserve balance as a required check. Look at the sample report

Common questions about it

Do I get my share of the reserve back when I sell?

Usually not. The reserve belongs to the association and stays with the building.
