Market value appraisal (Verkehrswertgutachten)
A report by a recognised expert on the market value of a property, accepted as evidence by courts and authorities.
It is prepared after an on-site inspection and carries the expert's signature and liability. It is needed, for example, for dividing an inheritance, a divorce or a court dispute. A Scan my Home report is not such an appraisal, but it shows beforehand whether commissioning one is worthwhile.

Common questions about it
Do I need a market value appraisal?
In court, when dividing an inheritance or when an authority requires it, yes. For your own purchase decision, usually not.
