This is the public example dossier. It shows what a report looks like, but is not a real customer report.

What you have here
The complete inspection report on this property, from the listing and public registers.
- 10 chapters, each available on its own
- Confidence: lowLowered from medium to low. The independent second review does not consider the data base sufficient for the higher level. The lower level is shown here instead of the one the analysis itself assumed. The second review left one serious finding open (Beratung/Wertermittlung). While it is open, confidence cannot exceed medium.
- 9 warning signals, 3 of them serious, and 5 opportunities
- Reference number 4D62BFD5-0D22-4E3C-9C63-43E33CDEC09E ✓
What the full assessment additionally shows
- Lending value and income value, the way a bank calculates them.
- Stress tests for interest, rent and vacancy.
- Your own documents read and checked against the listing.

What the ancillary costs consist of, and what you can push back against (United Kingdom)
For each item, how binding it is is stated. A legally fixed rate and an official tariff can be recalculated but not negotiated. A statutory upper limit can be enforced: demanding more is not permitted.
England and Northern Ireland: 0 percent up to £125,000, 2 percent up to £250,000, 5 percent up to £925,000, 10 percent up to £1.5 million, and 12 percent above that. First-time buyers pay 0 percent up to £300,000 and 5 percent up to £500,000; above £500,000 the relief disappears entirely, not just the part over the threshold. Buying an additional residential property adds 5 percentage points to every band; that surcharge is waived if the new property replaces your main home and the old one is sold within 36 months. A buyer with no UK residence pays a further 2 percentage points on top of that.
A fixed amount set by the property's value band, typically £135 to £540 at usual purchase prices, reduced for electronic applications. Not a percentage.
The fee is freely negotiated, typically £1,000 to £2,000 plus 20 percent VAT and disbursements. Firms must publish their prices, which makes comparing them easy.
The seller pays the commission, typically 1 to 2 percent plus 20 percent VAT. This creates no separate item for the buyer, though the buyer does pay for their own survey and searches.
Tax base: Assessed on the chargeable consideration, in practice the purchase price. The tax is banded: each slice of the price is taxed at its own band's rate, not the whole price at one rate.
VAT on acquisition: Residential property is exempt from VAT (VAT Act 1994, Schedule 9, Group 1). A new-build home is zero-rated instead, meaning it is taxed at 0 percent so the developer can still recover their input VAT, and no VAT ever shows up in the purchase price.
Legal status 2026-07-26. Regional rates depend on the property's location and must be checked against the applicable state law before signing.
The calculation uses your negotiation ceiling of 299,700 GBP, not the asking price of 375,000 GBP. Calculating financing for a price this dossier advises against would be of little help.
