What is Scan my Home?
Scan my Home is an online service from Austria that checks a single property before you buy, sell or rent it. You paste the link to the listing or type the address, and within minutes you get a report as a PDF: a deliberately cautious market value, the warning signs on the property, the location with official hazard maps, and the costs that will genuinely fall due. It covers all of Europe, sells no properties itself, and belongs to no estate agent and no bank.
Is a Scan my Home report a real sworn valuation?
No, and we say so openly. Only a court-appointed expert may issue a valuation that holds up in court. Scan my Home is the thorough check that comes before it, and it shows where such an expert should start. In an inheritance it still helps: as a documented basis for dividing the estate among siblings and for deciding whether an official valuation is worth the cost at all.
What is an “AI valuation”, and does Scan my Home provide one?
“AI valuation” is the search term many people use for an automated property assessment, and that is exactly what Scan my Home provides: an AI-assisted assessment with a second, independent check, not a made-up number. Legally it is still an assessment, not a sworn valuation, see the previous question.
How accurate is the valuation?
Every central figure in the report is carefully checked before release and comes with its working and numbered sources. How certain a result is depends on the data available, and that is stated in every report. When in doubt we round downwards.
Why can I not simply judge this myself?
Because you do not have the comparable sales, the official figures, or the eye for what sits behind fresh paint. A single overlooked point can easily cost five figures.
Why is your value lower than the asking price?
Because an asking price is a negotiating position, not a value. We calculate the fair value from real comparables, the same way for buyers and sellers. Next to it stands a conservative value with a ten percent discount, which is your ceiling in a negotiation.
Which countries does Scan my Home cover?
All of Europe. In 33 countries we name the official registers responsible, from the land register to the sale price register. In 12 countries we lay the official maps directly over your property, such as flooding, noise and zoning, each with its source and legend.
Which languages can I get the report in?
You pick from 13 languages, from German and English to Polish and Turkish, and the report comes out fully in that language: the assessment, the headings and the legal text. The PDF's fixed framework now exists in all 13 languages. If you switch the language only afterwards, the assessment text stays in the original language, so the document ends up mixed-language.
Can I check listings from any portal, not just ImmoScout?
Yes. We know the major portals in 31 countries, from willhaben and Funda to Idealista and Rightmove. To be honest about it: some do not allow automated reading, among them ImmoScout24, Immowelt and willhaben. That is their decision and we do not work around it. In that case you paste the listing text or attach a screenshot. It takes half a minute and gives you the same report.
What is the verification number and how do I check a report?
Every report carries its own verification number. Using the verification page or the QR code on the PDF, anyone can confirm in seconds that the report is genuine and unchanged. That makes trust checkable instead of claimed.
What does the full assessment at bank level do?
It reads your documents, from the land register extract and the energy certificate to the floor plan and the service charges, and calculates the way a bank does: lending value, income value, stress tests and the honest total including fees. Where a document contradicts the listing, that appears as a warning.
Is Scan my Home useful for estate agents?
Yes, explicitly. A neutral report with a verification number next to the listing takes the heat out of the price discussion and saves time. For a prospective buyer, a report that can be checked is an argument in itself.
What happens to my data and the documents I upload?
Only you can see your reports; there is no shared open archive. For the analysis your property data goes to our AI provider, and to nobody else. You can delete any report yourself at any time.
Why should I believe you of all people?
Do not. Check it: every source is numbered, every central figure comes with its working, and every report can be confirmed online through its verification number. We broker nothing and pass nobody on, so a low figure costs us nothing. A complete report is there to read without signing up.
I only want to rent. Is this any use to me?
Yes. We place the rent being asked between the lower end, the local norm and the legal ceiling, and name the rule behind it. On top of that come noise, flooding, the energy certificate and the heating costs you can expect. A link to the listing is enough.
What does Scan my Home cost?
Nothing at the moment, payment is not switched on yet. The plan is this: €29.99 for a standard analysis, €39.99 for the full assessment, taken from credit you top up in advance. No subscription, no minimum term.
