What does the room look like after a renovation?

From a photo of your flat you can show how the same room looks freshly renovated, cleared out or newly furnished. The room stays the same, only the surfaces change. Here is how to do it well and where the limit lies.

A good renovation image sells an idea, not a castle in the air. Show only what is really possible.

The limit

What a view must not do

The honest part, and the most important. An image that promises more than the property delivers costs you your credibility for everything else at the viewing.

It is an idea, not proof

A generated view shows a possibility, not a state. Always write next to it that it is a visualisation and not a photo. Hiding that is deception, and it will show at the viewing anyway.

Surfaces only, no miracles

Colour, floor, furniture, tidied up: that is honest. Retouching away cracks, making damp patches disappear or brightening a dark room is not. A defect the image hides comes back at the viewing.

The room stays the same room

Do not move a wall, do not invent area, do not add a window. The moment the image no longer shows the real flat, it is worthless, because that is exactly what the buyer compares.

Only show conversions that are allowed

A converted loft or two flats merged into one may only be shown once the council allows it in principle. Otherwise you advertise something that will never exist. What to ask the authority is in the ready-made emails on the tips page.

Sellers

The last image shows a possible renovation as a visualisation, not today's state.

As the last image in the listing, after the real photos. Never first, or the viewer expects to find it that way.

Landlords

This is how the flat could look furnished. It is handed over unfurnished.

A furnished example of an empty flat helps the imagination. The sentence next to it prevents arguments about the fittings.

Tenants

For yourself: a furnishing image from the empty layout helps you decide whether your own furniture fits. Not for the listing, that is the landlord's job.

What it costs
