You can get a property valuation online in minutes. The question worth asking first is what you are actually getting, because the answers differ enormously.

Most free valuations are lead forms

You enter an address, you get a number, and an estate agent calls you the next day. The number itself is usually an average for the postcode rather than an assessment of the property. We do something different, and it is not free.

What you get

Enter the link to a listing or an address. We research official registers and market data across 33 European countries, from the land registry outward, and return a PDF report in 8 to 15 minutes. The report contains a conservatively derived market value, meaning where two figures are defensible we take the lower one. Alongside it: checks that run on fixed formulas rather than a language model, the warning signs sorted by severity, the location assessed from official mapping, and the running costs you will actually face. Next to every figure is the source it came from. Every report carries a verification number, so it can be pulled up and checked again later rather than taken on trust. A standard report costs €29.99. The full assessment, which reads your documents alongside the listing, costs €39.99. No subscription, no minimum term.

Why it is not free

Because free valuations are paid for by selling your details, and we do not sell them. We take no commission, we are not owned by an agent or a bank, and we do not introduce you to anyone. That costs us the revenue that free tools make, so the report costs less than a sandwich instead.

What this is not

It is not a court-recognised appraisal. In most European countries that may only be produced by a sworn expert, and it costs on the order of 1,500 to 3,000 euro for good reason. If you need a valuation for a court, a tax authority or an inheritance settlement, you need that, and nothing online replaces it. This is the groundwork before it: it tells you whether that appointment is worth booking, and if you book it, it tells the expert where to look. It is also not legal or investment advice.
