How much does a property valuation cost?
The short answer: a formal valuation from a chartered surveyor runs on the order of 1,500 to 3,000 euro in Europe. The longer answer matters more, because for most reasons people search this, you do not need one.
When you genuinely need a chartered surveyor
A formal valuation or survey from a qualified, insured surveyor is not replaceable when the result has to hold up somewhere official: for a mortgage lender who requires their own valuation before releasing funds, in a legal dispute or divorce, for probate or an inheritance settlement, or when a court or tax authority requires it. In every one of those cases the cost is money well spent, and nothing online replaces it.
When something else is enough
The far more common reason is different. You have found a listing, the viewing is Saturday, and you want to know whether the asking price is reasonable before you go. Commissioning a formal valuation for that makes little sense: it takes days to weeks, and by then the listing may be gone. You would also need one for every property you look at, not just the one you eventually buy. That gap is exactly what a pre-check fills.

What about free online calculators?
Free instant valuation tools are almost always lead forms. You get a rough figure, and an estate agent gets your contact details in return. The figure itself is usually a postcode average, not an assessment of your property. We do not do that: your details go to no agent, we introduce you to no one and belong to no bank. That is why the report costs something, even if less than a sandwich.
