For Buyers
Is the asking price justified?
The listing shows what is meant to sell. The report shows the rest: fair value, hidden costs, red flags and how much room you have on price.

The pitfall
What is not in the listing, you still pay
A special levy already voted through, an empty reserve fund, a few square metres less. That sits in minutes and plans, not in the listing. Once you sign, it is yours.
Tip from Scan my Home
Take the report to the viewing. With three documented points on the table you negotiate differently than with a gut feeling.

What you get
What the report gives you
Fair value, not wishful pricing
We set a cautiously calculated market value against the asking price. You see at once whether there is room.
Red flags from the documents
Floor area, reserve fund, special levies, energy rating: we read listing and documents and flag what does not add up.
Every cost up front
Taxes, legal fees, registration, agent and upcoming works, for your price in 33 countries.
Ready for bank and negotiation
The bank's likely conditions for this property, a financing calculation and ready-made lines for talking to the seller.
Real views

Screenshots from a real report, not a mock-up. As buyers, these are the chapters that matter most.

Questions
The last questions before you start
Is the asking price fair?
The report sets a reasoned market value against the asking price, with location, condition and all purchase costs for your country.
What should I upload?
The listing text is enough. It gets better with the energy certificate, floor plan, owners' meeting minutes and the reserve fund statement. That is where costly surprises hide.
Does it replace a survey?
No. It is an assessment, not a chartered survey or formal valuation. For a binding valuation you need a qualified surveyor.
