The pitfall
Below the market average and still too expensive
A rent can be cheaper than the average and still sit above the statutory limit as soon as a reference value, a rent brake or a location surcharge applies. The market comparison then reads “good value” while you are overpaying. The binding limit beats the market comparison, never the other way round.
