Fees charged to the tenant are completely banned in England, Wales and Scotland. The deposit is limited to five weeks' rent, the holding deposit to one. Breaches cost up to £5,000, on a repeat it is a criminal offence.

Where there is no statutory ceiling, the market rate is marked as such. Every figure is checked against the statute or an official survey. The pitfall

The ceiling applies even when the tenant agrees

A signed rent above the statutory limit does not become valid because both sides agreed to it. In several countries rent overpaid can be reclaimed retroactively. Knowing the limit beforehand means calculating safely.

Frequently asked questions

How much rent may I charge?

That depends on location, condition, size and the law of the country. The check calculates the statutory ceiling and the local going rate for your specific property and sets both against each other.

What happens if I charge too much?

Depending on the country the rent can be reduced to the permitted level and the excess reclaimed. The check names the provision and the body responsible.

Does it calculate the yield as well?

Yes. The report contains its own yield chapter with gross and net yield and the assumptions they rest on.

Does it also check the risk of rent arrears?

The report shows what rent the flat can carry, where the legal ceiling sits and which costs you may pass on. That way you set a rent that holds, and never ask for anything that could be clawed back. A tenant's creditworthiness is not part of this: that is what a credit check is for, not a property report.

What if squatters occupy the property, or someone won't move out?

We don't check for that or prevent it: that's a job for a lawyer or legal expenses insurance. What the report gives you: a documented, dated assessment of the property's condition and value today, useful evidence if things later turn into a legal dispute or an insurance claim.
